Lender Pre-Approval: We only accept clients who are willing and able to close in the next 30-45 days.

Pre-Negotiated Pricing: The approved bank price is already negotiated, so the buyer does not have to wait for 2 months to 5 months it typically takes to determine a short sale price! These prices are set by the bank and are not further negotiable by the buyer.

 As-Is Conditions: These homes are pre-negotiated with banks for a price reflecting the current condition of the home.  In cases where additional work is needed, the home price has been negotiated to compensate for some components of that work. Additional contingencies will typically not be accepted by the bank.
